Amanuensis Monday - Warranty Deed for Reinert Emerson (1870-1950)

Dear FOLKS,

I am starting off another work week by transcribing a document that is important to my cousin Ed's family research. Today I will transcribe the Warranty Deed that was issued when Reinert I. Emerson and Dora Emerson, his wife,  sold the land and buildings that had been their homestead in Torning Township, Ward County, North Dakota to Clifford Zethren for one dollar and other valuable considerations that were not mentioned. Reinert and Dora were Ed's maternal grandparents.

Amanuensis Monday is a weekly blog theme that was started by John Newmark, the author of TransylvanianDutch blog. John defines Amanuensis as "A person employed to write what another dictates or to copy what has been written by another." I also appreciate the good work and format examples of San Diego genealogist Randy Seaver of the blog Genea-musings. Thanks guys.

I hope that working through transcribing documents that are important to my family's history will help to to recall the fine details they contain. I have a tendency to gloss over important bits of information in my excitement of the find.

This is document is a "fill-in the blanks" form primarily completed with handwritten information. Any fields that are left blank on the original will also be left blank on the transcription. If I make any  comments these will show with square brackets [ ]. The information that was added to the blanks I have have shown in bold italics. The document appears to be transcribed as all the handwriting appears to be written by one person, including the signatures.

   THIS INDENTURE, Made this 2nd day of March, in the year of our Lord One Thousand Nine Hundred and Forty, between Reinert I. Emerson and Dora Emerson, his wife whose post office address in 12541 - 17th Ave. N.E., Seattle, Washington, parties of the first part and Clifford Zethren whose post office address is Douglas, N. Dak., party of the second part.

   WITNESSETH, That the said parties of the first part, for and in consideration of the sum of One Dollar and other valuable considerations -- DOLLARS to them in hand paid by said party of the second part, the receipt whereof is hereby acknowledged, does by these presents, GRANT, BARGAIN, SELL and CONVEY unto the said party, of the second part his heirs and assigns FOREVER all that tract or parcel of land and real estate, lying in the County of Ward and State of North Dakota, described as follow, to-wit: West Half of the Northwest Quarter (W1/2 NW1/4), Northeast Quarter of the Northwest Quarter (NE1/4 NW1/4) and Northwest Quarter of the Southwest Quarter (NW1/4 SW1/4), Section Twenty-nine (29), containing 144 acres, more or less, according to Government Survey thereof.

Revenue Stamp 50 cts.

   TO HAVE AND TO HOLD THE SAME, Together with all the hereditaments and appurtenances thereunto belonging or in anywise appertaining to the said party of the second part his heirs and assigns FOREVER. And the said Reinert I. Emerson and Dora Emerson, his wife, parties of the first part or their heirs, executors and administrators does covenant with the party of the second part his heirs and assigns that they are well seized in fee of land, real estate and premises aforesaid, and have good right to sell and convey the same in manner and form aforesaid; that the same are free from all encumbrances, except liens of record, and the above bargained and granted land and premises in the quiet and peaceable possession of said party of the second part, his heirs and assigns against all persons lawfully claiming or to claim the whole or any part thereof, the said parties of the first part will warrant and defend.

   IN WITNESS WHEREOF, the said parties of the first part hereunto set their hands the day and year first above written.

The recent two warranty deeds I have transcribed occurred at nearly the same point in history, shortly past the close of the Great Depression, and both events exchanged land ownership for incredible sum of one dollar. Was this a frequent occurrence? I am not sure how to find the answer to this question; so at this point it is merely a curiosity to me. In one warranty deed the land buyer was the person of interest and in the other, the one transcribed above, the person of interest is the seller. It goes both ways.

I think this is the first document I have worked with that has contained within the text the location of where the document was filed. Within the last line this document has "Book 143 of Warranty Deeds on page 576." Many have the page number shown in an upper-corner, but do not contain the book/volume name or number unlike this one. Have you run across this kind of information within documents of this sort?
